I can express that at their own admission this number they generate can vary in accuracy from market to market.What I mean is that the more "data points" or in this case "sold properties" you have, the better the opportunity for accuracy.

Again, at the end of a 1-year lease, they can always move out ad missing just 1 month's rent + any rent prep you have to do for the next tenant can be far more than what you've discounted the 2-year lease.

I suppose BP didn't take it down due to technical or numbering issues, may be it just generates forum posts that equal money, have no idea why it's still there, but it contains information that is admission to RE violations and it's not fully explained, just tossing a deal together as suggested will take you down a road of federal finance law violations!
