Now, there are very high effort / high intensity strategies that can generate more cash flow and/or return capital back to you. 

Although I find competition for what I call investment grade parks is quite keen.. so returns are more in the MF space.. when you venture out east from the west coast or look at low end parks returns are higher but management is quite intense.. as our dealing with some pretty scruffy tenant base.

Just make sure to adjust the rent enough to cover the average utility costs and include it clearly in the lease terms.

I have heard of a fair number of college students, particularly freshman who struggle to adjust to college and have to return home for mental health reasons.

I don't know anything about that space, but it sounds like a helluva grind and time-intensive venture.

The investors who succeed now will be the ones who adjust their strategies to current conditions rather than relying on what worked during the last bull market.

To me the most frequent issue I see in posts and discussions is not discussing how to scale and also Risk adjusted returns.  

It applies to STR in the same way.Is anyone here adjusting their investment strategy because of this?

If the interest rate is still a barrier, you could explore adjusting your deal structure or negotiating with the seller to see if there is any flexibility on the price or terms to make the deal more attractive for buyers.Overall, while the interest rate may make it more challenging, it’s not impossible to work through.
