Weirdly, you may actually be able to get better terms and/or more LTV on the refinance if there is debt on the property as lenders have rules for max cash in hand (max proceeds you get at closing) for cash-out refinances.  

Call 3 references:  Verify that they work there, or that it is an actual person by asking where they work first, and don't mention who you are until after.  

Each year they adjust it up or down based on actual usage of the previous year.Let's say you get an average of $600/month.

Shenell, It's great to hear someone may actually understand what we're trying to accomplish.

Our agent negotiated us a credit for one aspect (floors) but given the true work that really needs to be done is there anything we can do at this point... like arbitration to cover costs of actual work that needs to be done.

What would you do in my shoes I don’t invest there so take this with a slight grain of salt but I’ve heard multiple stories of basically this exact scenario someone getting offered a big payday for something in Cumberland, rejecting it & always for some reason (house burned down, block got worse, sheetz decided they actually didn’t want someone’s land for a car wash after all) always selling for like 10-20k and regretting not selling. 

This is a numbers game so you may have to take an aggressive approach towards negotiating several deals before one of them actually works out.

I'm actually hearing that it will be allowed for residential multi family as well, although haven't confirmed that.
