He's not an accredited investor so he can't deduct losses on personal income. 

Take this time to work on additional accreditation as well.

I'd strongly recommend seeking out other purely passive accredited investors and focus on building real relationships.

When cap rate is below interest rate and it comes to baloon payment, this is all expected to happen.It's good that SEC allows accredited investor only to invest in syndication mainly.

Statistically, non-accredited investors are far more likely to sue than accredited investors if a deal goes south.
