these are spec construction... multi  development  single user commercial  some industrial and retail.there main focus is doctors dentists and other service providers.. and as well as they are starting to finance wineries in Oregon.. so I just need a little slice of their 30% being a 400 million dollar bank ( very small in bank terms) that leaves 120 mil to spread out and we run 6 to 8 million with them. so we have almost 6 % of their lending base just going to my deals... 

Background: a couple years ago my brother had his wedding rehearsal dinner at a winery near my mom's house.

@Mark Fries we have a winery near us that had the entire cement floor of their huge tasting room colored then epoxied with a clear coat to allow the colors to come through. 8 years & it still looks like new.

Do you have wineries near by?

The further west you go in the incline district the worse it gets generally.The only good neighborhood on the west side is Northside (ironic I know) so it wouldn't surprise me to see the incline district really pickup.The incline district has some cool upscale wineries and bars starting to open up so it has real signs of life but it's early.

Most of the properties in the area are nice homes with lots of land in addition to a couple wineries.

I am looking for an already existing local business (winery, brewery, working farm) to partner with as a consultant/operator for a Glamping site. 

One observation I will note is the immense growth in vineyards and wineries in Traverse City - I feel as though that'll be fruitful in the long-run. 

I'm working with a client offering on a duplex in Torrance CA at a 9% cap and 2 blocks from SoFi Stadium (niche neighborhood) and another who recently bought a single-family home in Temecula CA with a 9% cap 5 minutes to wineries (weekend getaway destination).
