Some of the potential risks are natural disasters (earthquakes obviously, and a few other fun ones), as well as the overall economic outlook for areas outside of Tokyo, and the aging population in the countryside.As always, detailed local knowledge, or a trusted partner on the ground, is key.

As you pointed out, this is blatantly incorrect.What I should have said is that a non-negligible percentage of pollution is man-made (if you disagree, fly into LAX or Tokyo at dusk), and decreasing the amount of pollution in the air is a good thing.

The museums, downtown, stadiums, and other pluses of the city (not to mention the mountains) all make it a wonderful place to be.Other favorite places to live include Tokyo and Sydney.

I don't want to be overly negative as Japan saw waves of deflation but RE price in good locations like Tokyo actually have risen the last 5 years.
