They usually go on the high side of estimating so the borrower will be happy when it's lower.The title company can do an actual pre-lim hud 1 based on the closing date which will be closer to being more accurate.It all depends on what type of loan you are going for with what is customary.

Further, there are do-it-yourself kits available that let you insert your own SIM card into the alarm and set it to dial a certain number of numbers so really, you could just monitor it yourself.

@Warren Lim Rules are different from place to place, but generally speaking there are two types of "triggers" for when you need a permit.

@Ming Lim The Ontario Residential Tenancies Act and accompanying regulations indicate how long you are to retain/store a tenants belongings before you are permitted to dispose of them.
