I had the foundation cracks repaired and tied together with engineering plans and permits, and also had to completely redo the pool and fix the cracks, and recompact the entire rear yard with geological engineering and inspections.

Had not done a cost segregation study when I purchased these two homes, but understand you can calculate a value  to write off so you are not depreciating two roofs...using salvage value or producer price index.

Do you have yard maintenance, capex, repair and maintenance ect worked in? 

I pay quickly, call him first, refer him out, give him tools and such I don't need or use anymore, and let him keep anything that is salvageable from a project that I no longer need.

We have a neighbor of a tenant that has called the hoa regarding the tenant smoking in the back yard. 

Now we are asking for $1,895/mo (which is what we pay for mortgage), for our 2 bed 2.5 bath townhouse, which is recently renovated, with fenced back yard, located in right between Kennesaw & Acworth, GA.

The best deals are usally not in your own back yard.
