Websites will generate leads on their own using SEO, which takes 3 to 6 months.Initially you need to drive traffic to your site using paid traffic such as Google Adwords and FB Paid ads. 

It could be Direct Mail, PPC, Facebook, SEO, Cold Calling, SMS Blast, RVM Blast, etc.

Professional photos, 3D scan, SEO presence and experienced agents that are paid based on your customer service experience is what I'd look for..paying someone for any level of service just doesn't seem like a good investment to me.I would also question the ethics of any brokerage/agent that bad mouth's or publicly makes false statements about another brokerage in direct violation of National Association of Realtors Code of Ethics (low paid, inexperienced agents)  I guess some folks feel a need to tear someone down to build themselves up!

The next, more vigorous approach is incorporating SEO into your real estate marketing strategies. 

The on-boarding alone is another full time job.As Julie McCoy pointed out, the advantages (marketing, payments, time input, expertise, insurance, legal, website creation/maintenance, SEO, reach) currently far exceed the dependency disadvantages of OTRs.For all that value and time savings, I wouldn’t even bother too much circumventing their communication system to deal outside their box.

I started driving for dollars with deal finder app, have website/social media/seo in the works, and am looking into other motivated buyer lead sources for direct mail.

Other ways of finding motivated sellers are driving for dollars if you have the time or more costly things like building a webpage and doing Google AdWords, FaceBook Ads and SEO to generate traffic to your website.
