At the risk of opening up a can of worms, this is an honest question (not meant to be accusatory, honestly just asking to learn) - but when it comes to using certain demographics as a screening tool, is there a meaningful difference between that and redlining?

Investment Info:

Small multi-family (2-4 units) hard money loan investment.

The purple line (express train downtown), red line, Northwestern, proximity to the lakefront, and solid schools are assets that will ensure healthy rental growth long term. 

I gave my realtor a map with a red line on it and said I won't buy houses outside of this area. 

She's interviewed several but is not comfortable with the terms of their contracts and they seem resistant to modifying/red-lining their terms (note: my wife is a contract attorney, so part of the question here is "are we being too stringent?").  

I ask because I've only used free online resources like the Trulia.com Crime Heatmap, which previously had green to yellow to orange to red to indicate progressively increased crime, but is now just progressively darker shades of blue (likely due to the historical association with "redlining").

Architects call this sort of thing 'Specifications' and AIA makes their money by charging for them before the architects red-line them on a specific job....
