Ceilings need to go too, but floors are fine except for a few problem spots. 5,000 sq ft.  6 kitchens, 6 baths, and about 35 total rooms, closets, hallways, etc. 

And of course the general location and specific location (is it on busy street, near train tracks, transformer substation, etc.)After that, I would say the quality of the kitchen and bathrooms as well as the master bedroom (is there a walk in closet).Then HVAC.

Also I'm sure the reason they've dove in.My older son painted his first closet when he was 9. 

I have a tiny condo that only has bedroom closets.

Hmmm...maybe I'll buy extra grates to store in the owner's closet, so we'll have clean ones to use when we visit!

The old owner was trying to make the bathroom modern 13 years ago by adding a very small almost hidden closet that is unusable, but we want to remove it.
