@Dan LieffortUpgrading to an HVAC/ Central Air isn't a necessity, but renters want them.Window units are extremely inefficient and cost a ton to run the majority of the time.In my multis I get more money per unit 100% of the time.As far as cost goes I would just get a couple of GC's/ AC guys and go with who you trust to do the work, has competitive pricing, etc. and keep your tenets happy.I can refer you to people if you need.

I came across BiggerPockets, by researching the necessities of flipping houses.

So if your higher salary from living in a high cost area offsets the higher housing price, then the necessities of life are only incrementally more expensive...this allows you to have more money to save and invest, or pay down college debt quicker etc.

Sometimes intentional, sometimes by necessity when it comes to structural.

As far as the LLC is concerned, is that a necessity in order for them to fund you?

The lack of necessity for connectivity means the batteries last longer.

In this area, that is over 100K in cash which could easily take 5-10 years to accumulate with other debts like student loans, car loans, rent, marriage, etc to pay for even if I do slim my spending down to just the necessities.

They are expensive, but a good resource and can usually close quickly (which can be a necessity with many deals).  

I can tell you that for me it was sort of out necessity.

A local quirk is that in Ontario the landlord is entitled to hold last month's rent deposit but the tenant is under no obligation to pay it once they move in, which reaffirms the necessity of collecting all move in monies at the outset without any compromise.
