We have a mixture of members of varying experience.

The bottom line is that you will not have one rate but a mixture of 1, 2, maybe 3 or even 4 rates. 

A mixture of different things.....zillow.....propstream and consulting a realtor.....

@Nicholas Gessner I want a mixture of both but more on the hands on side.

You tend to see a mixture of older retired people but also of college students due to the universities in the area.

I do a mixture of STR and extended stay but I know my target audience well.

I have a mixture of Section 8 tenants and Abode Program (look it up) tenants in my rentals out there that I personally screened and have not had any problems.

The one I like though is and I think you and I agree on this.. but buying at or close to the median price point of a given MSA to me is a critical for out of area.. just gives you a leg up on quality assets and generally speaking a mixture of owner occ and rentals in the area instead of 100% rentals or high % rentals.. and of course buying 50% under the Median is inviting high risk for out of state folks..  

I've replaced so many of these over the years & it can be an easy job if the pipe runs are accessible or a nightmare if you need to go through walls.The last one was a MF that had a mixture of Galv & 3/8 water Cu lines connected without any catalytic protection so the joints all had severe galvanic corrosion & were leaking.

@Mike Bianchi what about a mixture of all of your options with also keeping some of the cash in savings?
