Mine rents for $625 and I didn't have any problem getting it occupied with great tenants who have never been late one time.I've always used this same approach though in previous businesses, if you provide better value and service, you can charge a premium.

Unless you are buying a chain with a national advertising campaign (Like MCDonalds), or some kind of government issued license that is hard to get (Liquor License) Or even something like mineral rights.Other than those few things, you're buying a lot of hot air.

raw land can be tough to appraise but if you can find acreage with the same zoning, overlays, mineral conveyance, utilities, and near the same location- you can get pretty close to an average cost per acre.
