oil & gas lease terms

I have a client wanting to purchase 1000 acres in Texas. Has cash ready to go, but wants to know more about the mineral rights and the leases on existing gas pads. I don’t typically work with land, and the agent is zero help. I’ve been asking for information for 5 days now and nothing.

Is there another avenue for me to get the answers requested by my client? Or a way I should structure this?

I’ve asked my broker and our big land guy but don’t have any clarity on what I need to do to get answers and to get this under contract and closed. Thanks
