Doesn’t hurt to tryI assume you did not engage an attorney before bidding or run a title report before bidding on these assets as Florida is also a super lien state  correct. im in a huge mess. i hired a lawyer so we will see if i am able to crawl out of this disaster . hope we can work something out with the lender so im not in a complete loss..

They may not be authorized to do dual agency, or they may not feel it is in the best interest of their seller client if a listing is hot since dual agency can get messy

I feel ya, but if you have a good/trusted PM let them advise you and do their job.If God forbid such an accident happened, everyone (Landlord, PM and insurer) would be involved or "at fault" and it could get messy so there is some liability there.All residents must be on the lease and if they are not (As long as stated on your lease), you would have grounds to evict.All the best
