if there are 10 interior cosmetic violations opposed to a roof repair violation I'd imagine one would be more motivated than the other.  

Peter Lohmann’s newsletter is a solid source for staying on top of national trends; I’d recommend subscribing if you haven’t already.In Texas, I’ve noticed increased activity, especially in the Dallas-Fort Worth area.

I'd rather lose 100 bucks a month in a class A area than make 200 in a class D. 

They have no 2-factor authentication and don't email you to confirm that you want to update your login, both of which I'd consider industry standard these days.

I’d start with a smaller deal - buy a 6 to 12 unit say - raise money from your social and professional sphere - people who know you - who you have a beer with etc.

I realize people are trying to make a living, but anyone who cold calls me is the last person I'd use for any transaction (plus I have people for that!).  

I've begun cold calling and looking to alternate methods of finding deals, but if anyone has any advice for overcoming this I'd love to connect.

If they actually use a reputable title company I'd do it but if not, I won't trust them.
