We've found that areas within 30 minutes of Hartford are the most successful for us, and least problematic. 

If you less concerned with cash flow and more appreciation, consider towns like West Hartford, Avon, Farmington.

around western mass or near Hartford ct seems to be cheapest and with good rental rates!

You can get to most of northern Hartford county in about 2 hours from Boston.

In the last two weeks we've rented a townhouse apartment in Manchester, a first floor apartment in Windsor, and have received multiple applications for our New Britain and East Hartford units (currently vetting tenants for those).
