I just have a generic one for me and the cleaner and then change the codes based on the guest phone number.

@Avery Biles, I am not familiar with this specific course, but as others noted I tend to be weary of all guru's and even more so generic courses.

Now, if this coach is going to co-GP your deal, bringing their balance sheet to secure a loan, investor connections to help raise the money, asset management skills, broker connections, etc to actually get a deal done, then maybe that is worth the share of profit, but most guru's I hear about are available for questions you bring to them, and put you through a generic course, typically with market selection information, basic underwriting education, etc.  

The generic form that the referral service had you fill out is basically useless.

@Ryan FoxAny CPA who gives you a numerical answer is making some assumptions, most likely generic and incorrect. 

I have tried some more generic requests to avoid the section 6254.16 denial but to no avail.
