I think @Brian G. and @Jaycee Greene hit it on the head: an event occurring/debt resetting.When the debt forcefully resets on some of these assets, valuations drop if the submarket cap rate has expanded and/or if the operator can not show a good t-3, t-6 etc due to economic vacancy and rising opex (insurance, r&m etc).If the operator can't inject equity to cover the difference, then trouble arises.

Going over maps of known repairs with contractors showed that there were a few houses where people tried to have piers installed and ran out of money before hitting stable soil, others in the hyper local area did have to go to 100+ ft.  

Imagine the $hit posts that would result.I question the benefit of getting points for using the calculator.I think the points should reward quality and not quantity. 

Before committing, I’d highly recommend researching demand in your target area and connecting with operators who already run similar rentals there.A tiny home or glamping concept could be a huge hit in a market where it’s fresh and unique, but in areas where it’s been done before, you’ll need to bring something innovative to stand out.
