I do know if in a historic district you need committee approval for almost everything.If they want exterior and interior preserved to perfection than your projected costs could go much higher.If this project represents a large portion of your resources then it would be a NO for me.

I got married a week after we bought the house and jumped right into it after our brief 4 day ‘mini-moon’ on the Oregon coast.Since it’s the first thing everyone want’s to know; Here are the numbers:Home Specs:Before – 2 Bed, 1 Bath; After - 4 bed, 3.5 bathPurchase Price of House: $365,438Total Rehab Costs (incl. architect, engineer, & permitting): $336,888Soft Costs/Holding Costs: $8,774Total Purchase + Project Costs: $711,100Final Sale Price of House ($55K over asking): $885,000Realtor Fees: $42,038Gross Profit for Project: $131,863The duration of the project from acquisition to design, land use review, historic committee, construction and final sale was just over 13 months.I’m going to chalk this one up as a WIN.

It passed unanimously.Then the House Ways and Means committee I believe sent their first draft out and it too had no changes to either the step up in basis or 1031.So while your money's never safe while congress is in session it's looking pretty positive for real estate investors right now.

A pair of high-tech manufacturing projects that could create more than 1,600 jobs and nearly $3 billion in capital investment may be on their way to Hutto.The article notes that the company names have not publicly been disclosed yet but that negotiations were underway with Hutto's Economic Development Committee.

Id say an investor friendly agent is also a realtor specifically being a part of lobbying for landlords rights through being a major investor, a local public policy committee member, taking advantage of the doors that the associations open to speak directly to legislators.
