Double up on their living space.For the true long term homeless having access to nice clean (maid service) and hot shower and free soap will probably be a nice luxury.

.- keep in mind that things like spices, towels, sheets, tp, paper towels, propane for bbq's, cleaning supplies, coffee filters, soap, have to be kept up to date, clean and refilled when you have weekly renters. 

I have a tenant who "slipped on soap and broke tub faucet off".

Like @David Krulac I fall in-between the polar points expressed here.Though we hold mostly multi-family properties, we do have a few SFRs which are student rentals at this time.In the case of a property that may be sold to a retail buyer, I agree that you would wait until you were preparing for disposition to affect the final cosmetic renewal and possible quality upgrades (i.e. moving to soap stone counters in the kitchen).That said, we look to affect efficiency retrofits early in our ownership of a property - usually at the first opportunity provided by turnover.

I've met a ton of people in CA still waiting for their Memphis/St.Louis/Detroit/Texas rentals to finally pan out.

If you leave a sill, get one that is waterproof because that is where they will stack all their soap and wet washcloths. 

It was cleaned using Murphy's oil soap, causing a film on it.

Oh, one little tip if you do decide to re-tile a surround: in rentals, I do not install a soap dish on the long wall...instead I install on the wet wall (where the faucet is).
