I love it here because there are still positive cashflowing deals and lots of appreciation potential due to the strong job market, growing population, and major companies setting up shop here like Intel, Meta, Amazon, etc.

A shopping mecca five times bigger than Lakeline Mall, a 21st century mega-factory, an ever-growing Apple campus and a somewhat secret but sizable spot occupied by Tesla.With a population increase from 2020 to 2023 of 14.5%, Williamson County is clocking more new residents than all other counties in this fast-growing region.

One day several weeks after close, they sent me an "invoice" via email with no body, just an attachment with a jumble of line items - It included one of the two items they were getting a quote for me on (new flooring), some but not all of the items they were supposed to fix as part of the contract (with prices even though they were paying), and a few other items I was not familiar with. 

It's like opening a coffee shop and only targeting 30-40 year old males working in HR =) That is, unless you're opening that coffee shop next to a giant HR company where most employees are 30-40 year old males.

Not having a payment gives you patience to select good tenants and opportunity during the tough times when others are freaking out from vacancy and racing to offer better incentives to put a body in their place.

Next piece of advice is shop this deal around with someone through the forums or local real estate groups (google for your area). 

And right down flying the same airplane LOL..their shop is well run..

It's just one more government body asking for a lot the same information.  

But honestly, you'll want to shop around and compare a few local PMs since fees and services can vary quite a bit.

Wanted to gauge interest in having a weekend some time this summer where we all congregate in Wichita to talk shop and get to know each other and possibly do some work.
