Promised to get  It's a good tool but a poor way to screen someone because it doesn't give you enough information of income continuity (let's say the tenant's child support/alimony ends in 6 months).

We don't do much of this anymore in shared housing but have one currently that is all single Moms each with 1 child in one of the best school districts.  

Although the actual closing was very anticlimactic - sign sign sign sign 1st born child (that I don't yet have) and now your done... no champagne, no trumpets, no confetti from the sky.... nothing.
