The lease is fairly general, it simply states that they should not do anything other than routine maintenance like light bulbs, furnace filter, etc.

But if you find the right brokerage, this can be a win-win (for example, I pay a flat rate per transaction, with a modest annual cap - and I routinely save that in commission on one transaction). 

They routinely turned off pool equipment against the lease, they secured the yards irrigation system (we just had the entire front yard done right before they moved in), 3 foot tall weeds in the front yard, and let brown widows infest the back yard. 

My sister told his wife that she was uncomfortable the situation, and the wife laughed it off and called him "silly".Otherwise they're pretty good tenants.  

No tough guy routine......just amazed that someone with a real estate license, trying to wholesale properties, doesn't realize the bank has to be paid off with proceeds from the sale when the owner sells it.  

I have my kids do it from the car when we pass a sign, with our "my grandmother needs to sell her house" routine.  

I even know people who get trickles of water that come in through the clay blocks and then down the drain.I even know people that get a couple inches of water in their basements at least once every couple years, and its almost like they just treat it as a normal routine of clean up and then end up filling the space back up with furniture as though it'll never happen again .But i think the trend is startinv to change alot and basements are starting to become a more used space for beyond just storing stuff.  

We felt very uncomfortable and left at lunch on the 3rd day. 

Sposed to be uncomfortable so they leave not die in my soffit.  

He's a very seasoned investor that used to control about 100 houses or so and now he loves to spend his time with new investors asking uncomfortable questions like, "What'd you buy this week?"
