Luxury homes tend to only loosely follow the area wide trends.Many people say to look at days on market to spot changes in demand.

But on the upside it's surrounded by multi million dollar mansions and estates and there's really an issue with affordable housing which is a very relative and open ended term in this case.This home is a 'TOILET" and will have to be rebuilt from the frame up for a cost of about 75k (contractor cost).

In Silicon Valley the expensive luxury homes almost always sell for less than asking price.

If the home creates the image of a happy luxurious life, they are more interested.Most buyers want to feel like they can move in without doing work on the house.

I figure if the buyer wants to do another finish like luxury vinyl or tile the have a level floor to do so.

If a house has more luxury or optional items, that could be reflected in rent, although you don't want something that is so over-improved for the market that you can't get the price.  

I've been in this situation numerous times but had the luxury of having the property be local to me.  

The basic Allure Luxury that has the stick on sides ($1.79/sf) or Allure Ultra ($2.69/sf) that is interlocking?  

And I imagine, with those numbers, it is lumping houses in with apartments.I am in a bit smaller community, but I have an amenity heavy, high rise and also luxury apartments that can skew the numbers quite a bit.
