I have been trying to talk to the sellers about the benefits of it for both of us but between work and ignored text messages it's kind of a struggle.To answer your questions:• I have done two light renovations on the apartments in the 3-unit that I own.• I'm expecting that renovation would take less than 12 months (and that's with me working a full-time job on top of it).• I estimated that the repair costs would be close to $10k. • My final plan is to rent the units as long and medium term rentals after refinancing and buying out the seller.• I do not currently have enough liquid capital on hand to put down 20% for a DSCR type loan.

This one is about as passive as can be, I haven't seen it in a year and only had a few texts from the tenants in the last year.in summary, my initial $30k that I saved from working/side hustles now controls a $2M+ 16 unit building tht cash flows over $60K but will likely net another $400k+ in a sale/1031x to something else.As you can see, the other side of my strategy is how it all ties together.

In my opinion with a system such as this, once the tenant is late, there  is no further motivation for a tenant to pay other than threat of eviction.

He replied, "I don't know how you keep finding sellers willing to do that".Here is the secret sauce, know and understand the seller's motivation, ask questions, and don't be afraid to ask for the terms you want.It is more common in medium-sized multifamily where it is a business but not large enough to be professionally managed.
