I will need to talk to a lender for 90,000 just to be safe and homes similar to this in a 10 block radius are all listed at 120,000 and above, if I could shoot for 120,000 (depending on what all I have to do) which is a 30,000 profit bet in actuality I estimate 20,000 with taxes and closing cost and any other hidden fees.

And then follow through and make sure you are prepared for various contingencies.I'd bet a judge would understand if it comes to that.It won't likely come to that unless your tenant is spiteful, duplicitous, and creative when it comes to the law.This is not legal advice....

Dude I BET some dude just winged it, talked about it enough, people believed it and it now is a "thing" on how to do it.I am TELLING you, if 70%-90% of the people call you back pissed off  why you keep sending them mailers, this method SIMPLY IS NOT WORKING!

This frees up your cash to allow you to keep making transactions and allows them to follow the lender guidelines.For rental, there are lenders that will loan 75% Cash Out, and I have heard of lenders offering more locally out west, with a 3 month seasoning requirement for market value.For primary homes, or house hack strategies, a HELOC may be the best bet, as lenders vary, but overall some strategies will offer the best savings of all.

Best bet, if you’re motivated, search, or have someone knowledgeable search the all the recorded documents, mtg, foreclosure action, etc.
