These numbers are from the APODS, schedule C or 1120s's EXCEPT heating oil -- I take their actual gallons and assume $3 per gallon for a "base case" (I don't want a building that won't cash flow if oil goes from 2-3 bucks gallon ... it's gone to $4 before so $3 is not a stretch in my humble opinion -- is this reasonable?)

Now if you fall within the federal discrimination law , then you have grounds and therefor a case, but to go through all the hustle because you ware certain cloth or have tattoos - that's a stretch.

I have done the million but it required adding some rehab and end buyer deals I cherry picked while wholesaling, and also I was doing business where the average home was a million dollars plus so walking away from escrow with a $200k check was not a stretch.

Therefore, the only way I can see the deal will make any sense is to stretch out the term long enough, say 10 years, and give enough of a mo. rent credit so that all his total rent credit at least equals the loan balance owed.
