I've got 7 STRs rented to a group of guys that are cleaning up contaminated soil for the government. 

This involved drilling holes through each slab of the 11 buildings and taking gas samples to see if the soil under the buildings was contaminated. 

I know the odds are small since they haven't tried to claim anything in the past 3 years but it still seems like I could be rolling the dice with my investment and there is the potential for someone to come in underneath me.All in all, i like the way you are thinking but I think I definitely need to do some more research to address my concerns.

I have a huge green thumb so down the road after I get established I’d like to get into land consulting (detailed land maps, soil samples, tree analysis, etc.)I know this has been asked a lot on this forum but does anyone have any good beginner tips?

Only you can answer that question. if you buy a lot for $300k soil, surveys, etc + building plans + all details and + engineering + fees from city and fees for studies+ utilities: would be anywhere between : $50k to $100k (depending on city) and the people you work with. 

I consult on soil quality, site preparation costs, construction costs, zoning, and utility availability.

It's a in person auction that has a date of May 05th but underneath starting bid it says Est Debt by home own of 117k, if i bid on this property on auction dot com or in person will i have to pay the bid and as well as the debt or how would i go upon this process?

And is it just cracks, or is it separating from the wire lath underneath?
