The rental market in Cleveland is strong, with a high percentage of renters, so as long as you're asking for reasonable rents, the property is in good shape, and you are actively marketing the property, it shouldn't be vacant for more than 30-45 days.

It's totally normal for it to take some time, often about a month or so.

I am finally at my two year mark not being W2 so if I can skip past DSCR loans and the such that would be much preferred as I dont want to pay the fees if I don't have to as I am trying to get some money I put into each unit to renovate back out of it. 

Crime and drugs still an issue, but getting quality tenants has not been a challenge... so far so good.

So investors want someone with a long track record of reliable and risk adjusted returns.

Seems so much harder to actually execute.

So many things wrong with all this.First don't pay for this.
