Prior to my current job I served in the Marine Corps for 5 years.

There is a Meijer and strip mall with good restaurants and businesses nearby including a Whole Foods that helps garner renters, owners to the area.

My questions are is, (a) is anyone familiar with the Tulsa area REIA (b) is this typical for the Tulsa area REIA and (c) if this is typical, is there another REIA that serves Tulsa?

The cash flow would either serve to pay of our bad debt faster or put back into the properties (or get the ball rolling on another property, given we can find a lender)Someone mentioned that wholesaling is a full time job, but several of the guests on the BiggerPockets podcasts have done wholesaling part time to start.

In my county there is one judge who asks to see the Pay or Quit notice served to the tenant (although, interestingly, in Georgia the statute simply says that a landlord must make a demand for owed rent from the tenant and if not immediately received, can then file for the dispossessory...our version of an eviction).We use a 3 day Pay or Quit notice so the time the tenant has to remedy the situation is short.Gail

Action for the sake of action would be better served with stoic observation.

If you are personally self-employed (not just a landlord, that is passive income), then you might be better served with a Solo 401k.
