I would rather have a few high quality appreciating properties in the western states vs. lots of less expensive ones in the Midwest. 

For myself, I need to be more diligent about getting quality work done ASAP.

. $250K is a reasonable amount to cash flow here on a quality asset. 

Also the OOS investor is doing a lot better as PM services have moved up in quality a ton compared to when i was working those markets in the 2000s.. lets also keep in Mind Ohio and MIchigan got HAMMERED in the GFC the professional note buyers of defaulted notes for a few years post GFC would not even buy that paper it was so bad.

Testament to the strength of the Oregon Coast market and that there are incentives for very well qualified borrowers & quality properties. 

Identify areas with characteristics that will drive demand....accessibility, good schools, neighborhood amenities that improve quality of life (parks & recreation), quality retail/commercial etc. 

The ones i am finding seem to be pricing us very high as we are out of state. need someone who is fair, quality work, and wont F### us over lol

Is there a commute that's so long and arduous that people turn away from Boston and decide to work on central Maine and New Hampshire, trading off some income for quality of life?
