House hacking is a good way to do investment when the numbers make sense, but I do find this is a dubious proposition in a lot of modern class A or coastal urban markets.People who have the ability and market numbers to take action, but have no cash position to take any considerable risk.

You want to make sure when having a website to drive leads you have the following:- Simple form- About (Including your value proposition)- Testimonials- Outside sources (like Facebook/Google Ads) driving people to your pageFor strictly a lead generator, I would opt for a landing page instead of a full website.

The value proposition wholesalers offer is that they have done the hard work so the end buyer can sit at their desk and cherry pick the deals that meet their criteria.

I ask these questions because you should have those questions answered so you can provide a value proposition to your capital investors.

We don't micromanage every aspect of what a GC does, so part of their value proposition is their good judgement when it comes to business decisions. 

Most institutional/investor type companies will simply require the transaction be with recourse, a take it or leave it proposition, pricing to what the market will bear.
