Hi BP friends,I recently have been looking at STRs near National Parks, and I wonder whether it is a pure cashflow play, or a combination of cashflow + appreciation play?

You have to know it takes effort and a lot of time, play the long game, but it's totally worth it. 

Granted - these hard money guys don't play around with their rates and fees - but they'll get you more leverage and help you keep the equity requirements lower so that you can build up a strong track record and start taking down deals with your own / immediate family equity. 

There are a lot of factors that come into play in order to successfully close on a property.

Whether its a value add or a yield play, operations are the key to success as CAP is the result of  NOI and a sales price.
