I researched the new law, and the following link says a buyer does not ever have to sign an exclusive buyer agreement, just must declare if they want the agent representing them or not.

Otherwise, its not the end of the world to just declare the money and the investor is effectively gifting you the funds for the down payment.You could/should be able "get around" this with a commercial loan since they don't have to follow the regulations/stipulations of a conforming loan to my understanding.Good luck.

I did a quick search of "eviction Iowa" and came across this articlehttps://www.iowalegalaid.org/r...Basically in a nut shell it is stating that as long as the tenant gives you a signed declaration (which from your post it sounds like she may have done that) she cannot be removed from the house until after December 31, 2020.
