If it looks like crap already then you needn’t worry about stainsone of my indy vendors did this.. he would put in medium brown carpet to start and then he just died it darker as the tenants ruined it over time .. but even he quit putting carpet in..

Heck, I bet that if you look at many sponsor memorandums using fixed debt you won't even find yield maintenance as a line-item on the cost of sale analysis.My personal happy medium is low leverage floating rate agency debt.

Even medium to large multi-family's are different so just because a realtor or lawyer is familiar with real estate, I would make sure they have commercial experience as well.
