C-Corp should only be if you plan on taking your business public or if you have major medical issues (I don't remember all the reasoning behind that seeing as it didn't pertain to me).

Not to discourage you, but we live in a shark infested investor area with a lot of transient tenants (higher ed/ medical) that drive investment prices. 

Occasionally a good tenant will ask to renew a lease for some specific reason - we had one that had to have signed proof of fixed residency for a certain period of time for their medical profession - but virtually everyone stays on M2M.
