I live in Los Angeles so I wont be buying here as finding a cash flowing property here is almost impossible and I am a property manager and I already live rent free. 

The most successful transplants are working remotely from the SF offices to keep pulling the SF salaries.

I don't know your area but i would suggest finding a 4 family and living in one manage it your self and live rent free.
