I think you have to get creative with what type of property you are going to purchase within the confines of your budget in this hyper-competitive environment.

I got curious about Texas and it looks to be a very restrictive environment for finders fees, even moreso than here in Florida:https://www.texasrealestate.co...An unlicensed person referred business to me.

Most of the country I would imagine is the same in this type of environment. 

The military and contracting jobs associated with the bases provide more of a stable environment for rental property investors when things go sideways like the shutdowns last year.

I should probably just file this rant with Captain Obvious.In this current environment, getting any sort of contractor is hard to say the least.
