Either way, I left a nice message that I would talk with my partner about his "rock bottom" price (still not disclosing what my offer would be) and how we could make the numbers work, and then get back to him in a couple days unless we couldn't meet his minimum, in which case I wouldn't waste his time. 

I'm guessing it's not and it's getting rocked along with the rest of the market, so timing is rather moot particularly if they have 30+ years left in their investment window.

As a general rule of thumb - sandy soils are better than high concentrations of clay/rock.

Just in case you want some additional experiences on the current Denver market and what I am personally experiencing which is very much in line with others: I listed a new property in Castle Rock Wednesday (3/18) around $500k and it had multiple offers and went under contract by Thursday.

Or you may end up having to lease at rock bottom prices just to get someone in there.
