Hey guys, im located in Phx,az and would like to invest on my first property here, I would like to know what are my options, I am self employed and bring in about $4k a month (mostly cash )no paper work to trace my earnings (im in the car selling business)  , experian score 630  1 delinquent acct but it was paid off many years ago, Ideally i would like to put down $10k to $15k tops, what interest rate do you all think im looking at.

Ideally you want to be all in (purchase + renovation budget) for less than 80% of the after renovated value of the property.

@Andrew Syrios Yes, I agree that a replacement right now would be ideal.

Unfortunately, we bought the home when the rates were at all time lows, so selling or refinancing are not at all ideal at this time (I have been living in the home, she never ended up moving in, I'd prefer to stay with or without her at this point).  

Ideally using STR AirDnA projections as well.

Long-Term Rentals: While not ideal for short-term stays, focusing on traditional long-term rentals can provide stable income and avoid regulation complexities.

I am definitely open to going out there but ideally yes I would be doing this as virtually as possible.

Ideally I can work with an investor who shares the vision and has more leverage, but I don't know this person.

Im looking to acquire another property here in MA in the next 6 months...ideally for a flip.

Neighborhood was not ideal for our family so we gave it a pass.
