At the end of the day, it's what you want but think long on how much you want to feed this or any rental with no return for 4+ years.  

Is there anything you can do yourself to cut costs - remove old water tank, deliver new one - take out old toliet, break out walls to give plumber access to pipe channels, etc., etc.?

I've been reading and soaking up as much information as I can on the various channels for business growth, particularly through the BP podcasts, the forums, and Brandon Turner's Book on Rental Property Investing.
