I also feel that the game of real estate in my eyes is a bit of a puzzle, you have to analyze properties, speak with people, and really just navigate the in's and out's of a community.

Past eviction is only one small piece of the puzzle.

So there are a few pieces to this puzzle: 1) The net metering agreement which is not complicated because those transfer any time a property with solar is sold, as simple as completing a form, no biggie. 2) The PPA.

The last missing piece to the puzzle is the difference in tax liabilities between having the asset and business together (in the same LLC) or separate LLCs. 

On their own account they work to control properties and then assign the contract interest for their own profit... or they actually close and then resell.I have clients who find land, put it under contract, then when enough pieces of the puzzle are in place, sell the interests or the land to a developer.

Things fit together, like puzzles, and good, clean tenants with stable jobs, decent cars, stable relationships and good credit history tend to have good pets.

I assume there's a puzzle piece I'm missing.

Refinishing hard wood floors, installing hardwood in one room that had carpet, new stainless steel appliances, venting out bathroom and kitchen range hood, all new paint, new light fixtures and door knobs, lots of plaster and patch work, new fixtures in bathroom, keeping tiles in bathroom and shower but doing a super heavy cleaning, refinishing existing bathtub, new glass windows (new glass not entirely new windows), nee tiles and grout for kitchen floor, sanding and painting cabinets (nice and white) in kitchen, keeping existing countertop in kitchen (not granite but clean and looks nice, installing dishwasher....I think that covers it...SO - here is the last piece of the puzzle...the kitchen has a drop ceiling.
