For commercial asset classes, local credit unions can often be an excellent resource for more complicated or unique property types. 

If some sucker comes along and takes those fake numbers at face value, they will pay a higher price than they should (certainly they will pay more than you), and that idiot will "win" the property.

Excellent managers may already be working for someone with several homes, or may be running their own homes and do not need the extra income.

It's also extremely hard to win with an FHA loan to house hack in NJ because of the competition and the repair issues that won't pass FHA.
