The inspection is an opportunity to (a) document the condition of the rental so I can track tenant damages from that day forward, (b) look into any maintenance issues the tenants may be concerned with, and (c) notify them that a new lease is coming and what that entails.As for rent increases, I don't ever recommend keeping tenants more than 10% below market.

I would NOT in any way endorse or speak to what tenant is saying of disability or herniated anything unless I have a Dr document explicitly stating this, no-way, those words are radioactive.

You would need to document your hours along with the hours of anyone else.Do you plan to pay this 'co-host'.If you list that as an expense on the return it would likely turn as a flag in the event that you get audited.Best of luck.
