What we've done right: automating systems wherever possible, invested heavily in marketing, improved negotiation tactics, improved deal analysis and running comps, taking internet marketing and SEO seriously, finding unique buyers, and developing a good "instinct" for what is a deal and what is not.

Anyway, I see two subject matters included in one para, one to the non-owner occupied issue and another as to the level of sophistication acknowleging that the borrower knows they are getting thier clock cleaned (LOL).I'm a big believer in saying less and relying on customary practice meaning I don't usually attempt to disclose every little issue as mentioning it only brings more attention to what areas you are attempting to avoid, like the level of sophistication of the borrower.
