Every few weeks, Chandler residents get a free newspaper delivered called "Chandler Community Impact". 

Big box stores can take a couple of weeks to deliver and install new ones.

The material will be delivered asynchronously too, so you should be good there!

I think this should be posted on here anyways to help new investors for signs to watch out for when delivering the deal to the end. 

Usually if you can deliver a single unit vacant you are marketing to investors and owner occupants.

They told me they are officers of the court so I feel confident delivering the notice will hold up in court in our favor if it comes to that. - I don't know the names of the other roommates (part of the problem).

In some regions, there are people delivering as few as one pod, though those are often commercial.  

Not bagging on the small business out here but you need a company that is reliable and will show up EVERY time and deliver CONSISTENT service.2.)

I come over to deliver something to a student from India who has just moved in and I find that he doesn't know about vent hoods and has opened front and balcony doors in 90 degree heat to disperse cooking fumes.

It has become routinely challenging to get appliances ordered, delivered and installed in a timely manner due to supply chain and labor shortages.
