I have used 401k loans to purchase three properties and would do so again in a heart beat if I were able, but our 401k administrator recently put a limit in loans by requiring the loans be 5 years apart, which disappoints me.

This isn't for apartments, and would not be for the faint of heart, but MAYBE (I wouldn't personally) taking out a high credit limit, 0% intro APR credit card with 0% interest on cash advances, to invest in a flip (but as a passive investor) could be a way to start making money in real estate, passively, while using your good credit.

That said, as an experienced flipper who heavily relied upon a network of wholesalers I can whole heartedly endorse this approach of an equilibrium in buyers to deals, NOT the "let's blast each deal to the entire universe", which is no kind of relation, it's an annoyance, one that has us flippers looking for a replacement wholesaler in like kind.
