While making it livable is obviously necessary, maybe a few things that could be added to keep appeal in mind- basically putting you in line with area comps/level of finish.Good news is that there are a few updates that can be pretty inexpensive like paint and carpet- although carpet isn't usually a go to in recommendation for a rental , but I realize that laminate is more costly.

(I am hoping that there is no load bearing element in this wall)- Get rid of carpet and replace is with LVP- Change out light fixture- Somehow manage a small living room space.- Repaint the cabinets and add hardware.- Add a nice dresser and a mobile clothing rack.- Add a washer and dryer in the bathroom Anyway...any input appreciated.

So kids putting paint chips in the mouth or if you sand lead based paint and that dust goes in the carpet, kid crawls on carpet and puts hands in mouth.
